Case studies

Real deals, real results across Orange County.

A few stories about how Reid has helped tenants and owners make the right move.

01Tenant · Santa Ana

Growing from 1,332 to 23,732 square feet, without ever getting locked in.

  • Debt relief company
  • Client since 2017
  • 2 MacArthur, Santa Ana

Reid has represented a debt relief company since 2017. When they first worked together, the company was in growth mode. It needed an office right away, but there was no way to know how much space it would need a few years down the road.

Instead of putting them into a long-term lease, Reid found a short-term sublease of 1,332 square feet. Two years later, when they had outgrown it, he found them another short-term, cost-effective sublease, this time 6,707 square feet. Three years after that, he negotiated a full-floor sublease at 2 MacArthur in Santa Ana, taking 23,732 square feet.

Step by step, the company grew to nearly 18 times its original space, and it was never stuck in a long-term lease that would have held it back.

The lesson

Reid's strategy came from really understanding the company's needs. He saw where the business was headed and structured every move so it could keep growing, never tied to a long lease it shouldn't have been in.

02Owner · Costa Mesa

43,832 SF Owner User Sale

  • Office building
  • 43,832 SF
  • 200 E. Baker, Costa Mesa

A new owner had just acquired 200 E. Baker, a 43,832 square foot office building in Costa Mesa, and reached out to Reid and his team to lease up some vacancies.

Reid's team showed them what the space could lease for, and also what the building could sell for to an owner user, a business that buys a building to occupy itself. The sale number made a lot more sense. The owner could hardly believe the price.

Reid took the building off-market to 10 logical owner users. Within two weeks, three buyers were very interested. The building sold for $15,347,250, about $350 per square foot, and the sellers were absolutely thrilled.

The lesson

Because Reid is so active in Orange County, he could give the advice to sell, and he knew exactly who to reach out to.

03Tenant · Laguna Niguel

A $200,000 build-out bid, done for under $80,000.

  • OCD Anxiety Centers
  • 5,935 SF
  • 27882 Forbes Road, Laguna Niguel

Reid represented OCD Anxiety Centers on their move to 27882 Forbes Road in Laguna Niguel, where they took 5,935 square feet.

The space seemed like a perfect fit, but the landlord was having trouble funding the tenant improvements. They could only offer an $80,000 allowance, and their preferred general contractor bid the work at over $200,000. The work was very minimal, so the number was shocking.

Reid brought in two general contractors he works with all the time, and they got the price below $80,000. The deal went extremely smoothly for all parties.

The lesson

Having a broker who has seen a lot of deals is a huge benefit. Reid knew exactly who to call to keep a great-fit space from falling apart over build-out costs.
